Successful candidate will administer Real Estate investments held in fiduciary accounts where Commerce Trust Company serves as Agent, Personal Representative, or Trustee. This includes obtaining and analyzing required documentation for the investment management of real estate assets, completion of pre-acceptance and annual reviews, and the acquisition, sale, or transfer of these assets. Responsible for ensuring compliance with related policies and procedures along with applicable state and federal banking regulations regarding the oversight of Real Estate assets held in a fiduciary capacity by Commerce Trust Company.

Responsibilities

  • Manage assigned assets such as residential, commercial, or agricultural properties utilizing established policies and procedures to manage risk and optimize investment returns for client accounts
  • Buy, sell, or lease properties directly or through the selection and retention of qualified agents
  • Negotiate listing agreements, purchase and sale agreements, leases and other agreements
  • Coordinate the above utilizing attorneys, accountants, appraisal firms, environmental consultants, property managers, real estate agents, and title companies as needed
  • Maintain and improve properties through the use of appropriate vendors in a cost-effective manner
  • Maintain appropriate insurance coverage using blanket programs or external policies
  • Prepare annual asset reviews, analyze tax assessed values, coordinate initial and triennial appraisals, and perform initial and annual property inspections
  • Ensure the timely payment of all maintenance, insurance and property tax bills
  • Maintain property files and documentation in support of the above
  • Provide articulate and reasoned communication with colleagues, co-fiduciaries, clients, attorneys, agents, contractors, third-party managers and other service providers

Qualifications / Requirements

Educational and Experiential Qualifications:

  • Bachelor’s or Master’s degree from a regionally accredited educational institution in business, finance, or real estate. CPM and/or ARM certification preferred
  • Three to five years of experience in Real Estate Management, Property Management, Brokerage, or Investment Analysis with a strong understanding of related legal, property tax, insurance, and sales transaction matters
  • A desire to work in a professional environment that is focused on accuracy, service, and accountability to deliver results, individually and as a team
  • Must be a self-starter and possess strong analytical and problem-solving skills
  • Excellent communication and presentation skills, preferably in a team and multi-location environment - Intermediate to advanced experience with PC applications such as Excel, Word, PowerPoint, and SharePoint. Experience with real estate management software (e.g. – Yardi, TRMS) preferred
  • Working knowledge of corporate fiduciary services including administration, tax, and investments
